It might be an external factor - This could be something as temporary as an over-supply of foreclosures or as permanent as a railroad or interstate in your backyard… Even these factors can be overcome

It might be a placement problem… If you are advertising a 55+ condo by sending out flyers to a trendy apartment community no matter how compelling the marketing piece…You might as well save your time and money…The audience is as important as the message….

It might be a promotion issue…Was your property aggressively marketed to the right audience with the right message. Were other agents, potential buyers, and the general public made aware of your home. Did your property get placed on You-tube, did you get on the right websites, was it introduced to the realtors of the area….To your neighbor’s…

Was the Agent and Property a good match…Does the agent sell homes in the area of your home…Is your house a property that would likely be lost in the shuffle…such as a 50k condo being listed by a million dollar property expert…Does your agent have a buyers list of his or her own…How many names are on that list…

It might be condition… Did your agent go over your home and give you a detailed list of things that should be addressed to get top dollar…How far short of that list does your home currently fall… Did you take steps to make your home inviting for showings…

And of course … It could be pricing….But without a comprehensive market evaluation that looks at all of these things… You will likely never know….
